With three of these properties sold prior to auction, there’s a clear demand to secure properties, with the low stock levels continuing and the team reporting significantly higher amounts of buyer enquiry. This was seen at the 4 bedroom home at 9 Woodland St, Coogee, which had double the amount of enquiry in the first week of its campaign, compared to the similarly priced 55 Brook St, Coogee that had sold at the peak of the market in February.
With this in mind, James’s advice for anyone thinking of selling, would be to come to market as soon as possible, prior to a flood of properties becoming available. “These current low stock levels are assisting in propping up prices, however, this could shift significantly once more stock becomes available.”
