Despite having eaten more than we should have, and taken full advantage of the 'silly season', we still find ourselves ready to execute those endless New Year Resolutions we made as the clock struck midnight and the fireworks exploded over the city. 

At Ballard Property our most important resolution is to exceed last year’s efforts. After an incredibly successful 2015, selling over $225 million dollars worth of real estate, we look towards 2016 with a strong sense that it will be even better. With a few sales already under our belt the Sydney property market looks set to continue to stay strong as we move forward into this New Year.

Property Boom to End in Soft Landing Over 2016, but Demand in Some Eastern Suburbs will Stay Hot

THE BOOM won’t burn out, it will fade away.

This is the prevailing mood among real estate analysts, who say Sydney’s three-year price boom is likely to slowly draw to a close as the year wears on rather than ending in an abrupt crash.

The median price of a home is expected to jump 7 per cent this year, down on the nearly 17 per cent growth recorded over 2015, before falling 4 per cent over 2017 and 2018, trends forecaster BIS Shrapnel said.

The moderation in growth offers good news for both buyers and sellers in the eastern suburbs.

Buyers can expect some respite from rampant surges in property values that pushed the average price of a house up 32.3 per cent in Rose Bay, 28.9 per cent in Darling Point and 26.6 per cent in Rushcutters Bay over 2015, according to Core Logic RP Data.

Existing homeowners, on the other hand, can still expect to pull in decent results if they put their homes on the market.

This will be especially true of properties in what are referred to as the ‘mid-market’.

Consumer confidence in this market, which includes Surry Hills, Paddington and Queens Park, was strong last year and low interest rates would ensure confidence continued over 2016, bolstering demand for property.

Real estate experts agreed there was still strong demand for properties priced between $1 million and $3 million. “This price range really opens up just about anywhere in the east for apartments,” they say.

The low Aussie dollar will fuel increased offshore interest in coastal properties around Bondi Beach and North Bondi, which would also see growth.

 “These areas will continue to see high demand as there is limited supply of properties,”.

Other suburbs to watch include Woolloomooloo, which underperformed the rest of the east for years.

“It’s a changing suburb. There was a stigma attached to it before, but buyers are seeing the value of living in an amazing and convenient suburb.”
