Millers Point, the future waterfront Woollahra

 

A future "waterfront Woollahra" is emerging in Sydney's historical Millers Point as the NSW government sells 47 heritage terraces to private owners.

Demand for Millers Point is high due to the adjacent Barangaroo development, a factor that has forced up some property prices by 20 per cent.

A two-level terrace at 119 Kent Street went up 32 per cent in 18 months. It recently sold for $2.52 million after its initial sale price of $1.91 million.

"While that's not the average growth, it's an indication of where it could go," Mr Shalhoub said.

 The NSW government has so far reaped $116 million, to be directed into social housing projects.

On Thursday night, it sold another eight houses for $23.98 million, including its highest sale so far – a four-storey Victorian terrace at 1 Lower Fort Street, which fetched $6.67 million.

Mr Shalhoub said the buyers were a mix of empty-nesters, young professionals and young families – an indication of the future demographic of the suburb.

Three residences in the Davies Terrace row, built circa-1870, achieved the following results:

  • 28 Merriman Street (three bedrooms) sold for $2.85 million.
  • 36 Merriman Street (three bedrooms) sold for $2.88 million.
  • 38 Merriman Street (three bedrooms) sold for $2.7 million.

A further four properties achieved the following results:

  • 36 Kent Street, a three-bedroom terrace, sold for $1.9 million.
  • 55 Kent Street, a five-bedroom sandstone terrace, sold for $2.95 million.
  • 59 Kent Street, a three-bedroom end terrace in the Hexham Terrace row, sold for $2.14 million.
  • 71 Windmill Street, a three-bedroom terrace, sold for $1.88 million.
