Kensington’s growing popularity clear in James Ball Team’s recent sales

James Ball and his team are continuing their excellent track record in the tightly held suburb of Kensington, with five homes sold in the past six weeks

“We’ve seen the number of people attending our open homes in Kensington almost double, leading to average days on market almost halving,” James said about the recent sales. “The demand is strong and the qualified buyers are there.”

One of Kensington’s most recent sales, 35 Samuel Terry Avenue, had been on the market for six months with another agent in 2018. James and his team sold this property after just seven days on the market, achieving a result well above the vendor’s expectations.

In the past five years, James has seen Kensington’s wide and leafy streets grow in popularity with young professionals seeking homes to raise to their families in. “Where people who lived in Paddington and Woollahra might have once looked to Randwick or Queen’s Park, buyers are discovering Kensington’s large blocks are more affordable and within range of private schools and the Eastern beaches.”

The suburb’s proximity to the city, airport and M5 has also meant people who might have previously looked in Surry Hills, Darlinghurst or Redfern are drawn to the fantastic location.

“With auction clearance rates up from 52% a year ago to 75%, the market is strengthening. I see an excellent opportunity for sellers in Kensington to take advantage of the demand for properties, with the average number of bidders at auctions more than doubled,” James commented. “There’s a lack of houses available and we hear daily from people interested in Kensington.”

James and his team hold the record for the highest sale in Kensington, as well as three of the top four highest sale prices achieved in the suburb. They’re proud of the relationships built with Kensington locals:

James is very courteous and knowledgeable of Kensington’s area. He has helped us a lot and always answers our queries as soon as possible. I would not hesitate to recommend him to other people in the future.

Vendor, 35 Samuel Terry Ave, Kensington

We were fortunate to meet James at an open house. That particular property wasn’t suitable for us, but James worked closely with us to find the perfect house - he always made himself available, followed through on requests and ultimately found the perfect home for us. His post-exchange support was just as good, which impressed us even more. Wouldn’t hesitate to recommend James as an agent.
