On Oxford Street, Ballard Property has listed a one-bedroom terrace with a $1.65 million guide, a far cry from Woollahra’s $3 million median.
The ground floor is being used as a fashion boutique, with an apartment-like dwelling on the second floor. According to agent Clint Ballard, this set-up offers more flexibility and a better return than a purely residential property.
Mr Ballard said the listing therefore might not be comparable to other houses in Woollahra, but added that anything under $2 million in the suburb was difficult to find.
“Properties along Oxford Street are very tightly held,” Mr Ballard said. “High net-worth families have started to buy terraces along that street, particularly near the Woollahra end.”
Inquiries have been from a mix of sole traders wanting to live above their store, and wealthy families looking to generate extra income, with a space for their children to live upstairs. Others have purely looked at the property from an investment perspective.
“People are very confident in the capital appreciation that comes with being in Paddington and Woollahra,” Mr Ballard said.
