Sydney Property Market Sell Off

Despite a classically miserable March day, Sydney recorded its strongest preliminary auction clearance rate of the year to date on Saturday, according to Domain, at above 82 percent.

Even if the final clearance rate is revised down a bit, it's clearly a very high result on higher listings, with some big results in the inner suburbs.

Two of the last four weekends have seen phenomenally high median auction prices, with this weekend's $1,355,000 a little below the record $1,420,000 set four weeks ago but 14 percent higher than a year ago.

On a rolling monthly basis auction prices hit their highest ever level on Saturday.

The Sydney market had clearly lost momentum in the face of macroprudential measures implemented in 2015, but was reinvigorated by two interest rate cuts in May and August 2016.

Melbournites returned from the break with a 78 per cent preliminary clearance rate according to Domain.

Gwyneth Paltrow’s Tribeca apartment finally has listing photos (and they are glorious)

Pity Gwyneth Paltrow. The Goop-founder and Academy Award winner has been trying to sell her Tribeca apartment at 416 Washington Street for almost a year. And now, it’s just been re-listed with a new broker (Jay Glazer of Compass), a new price of $9.995 million and lots and lots of glorious photos.

Paltrow and her ex-husband, Chris Martin, had listed the apartment at 416 Washington Street for $14.25 million last April, and chopped the price to $12.85 million in November. The couple bought it in 2007 for a little more than $5.1 million.

This is not the first time we have seen the interiors of Gwyn’s apartment; she had posted a select few photos on Goop last year. But these photos are more extensive and way more exciting. In them we see a white kitchen for preparing lots of gluten-free snacks, some sort of crouching table where you can eat those snacks, and tons of fluffy white rugs we want to nap on.

The 3,892-square-foot condo has three bedrooms, three and a half bathrooms, 11-foot ceilings, a 500-square-foot decked terrace and French doors. The design duo Roman & Williams designed the apartment, and per the Goop story, the apartment “floats above the cobblestone streets like a pale, dreamy cloud.”

The disappearing garage lowers into the ground and becomes invisible

If you want to have a garage, but don’t want to have it seen, IdealPark Car Lifts have come up with a way of including a garage, but in a very James Bond kind of way.

They create personalized and secure parking spots for your car underground to ensure that nobody can get to it unless they have the coded key required for entry.

It’s essentially a large lift that you drive into. The lift then lowers the car, with you in it, and parks it underground, making it easy to access your car from within the house or vice versa.

Once the car is hidden away, the top surface can be matched to the rest of your landscaping or driveway, while inside the lift, the platform can be customized with custom lighting, colours, and finishes.

Sydney's most luxurious apartments under construction

The excitement is building in the Sydney CBD as the city’s most luxurious apartment building starts to take shape.

ONE30 Hyde Park is destined to set a new benchmark in opulence, and has caught the eye of many buyers. Not surprisingly, business executives have been prominent, enticed by the opportunity to be able to take a leisurely walk to work.

Luckily, there is still a handful of two-bedroom apartments remaining, from $2.2-Million. These spectacular 101 to 107sqm apartments face north to magnificent Hyde Park.

There is also a selection of one-bedroom apartments (66sqm and 67sqm) still available from $1.29-Million.

The eye-catching 38-level development at 130 Elizabeth Street will look north to the Opera House and Sydney Harbour, and south to as far as Sydney Airport.

ONE30 Hyde Park is a joint venture between the Chinese-based Aoyuan Property Group and Ecove, a local company that transformed Sydney Olympic Park into a fully functioning residential suburb.

Work on the project has been underway for more than a year. Demolition of the old building was completed last June, and excavation is now in full swing. The lower levels of ONE30 Hyde Park will start to become visible to bypassers in a few months, with the building expected to top-out by early-2018. Full fit-out and completion will take a further 12 months from then.

As part of the development, Aoyuan and Ecove are creating a prestigious entry to Museum Railway Station, which is on their site.

Elizabeth Street is acknowledged as Sydney’s dress circle, and ONE30 Hyde Park is expected to be Sydney’s version of No. 1 Hyde Park in London which achieved prices equating to more than $100,000 per square metre.

“Prices of prime CBD apartments in Sydney continue to rise due to the many attractions of living in the heart of one of the world’s most attractive cities, which is why so many people have been captivated by ONE30 Hyde Park,” said Sue Ballesty, marketing director of Ecove.

“Properties such as this tend to appreciate in value more quickly than average because of their scarcity. They have an obvious ‘wow’ factor, and ONE30 Hyde Park is destined to become one of Sydney’s ‘blue chip’ buildings.

“Overseas investors, in particular, appreciate that ONE30 Hyde Park represents excellent value for money on an international scale.”

Research bears this out, with the remaining apartments at ONE30 Hyde Park around one-quarter the price of those achieved at No. 1 Hyde Park.

Ecove sales director, Louie Bechara, said the prospect of living on the edge of Sydney’s most beautiful park and enjoying all the convenience of a prestigious CBD lifestyle is creating a buzz of excitement world-wide.

“This will be a landmark building where you’ll always have something interesting to see and do,” said Mr Bechara. “All of the cultural, culinary, creative and sporting highlights of Sydney are just outside the front door.”

ONE30 Hyde Park has been designed by Bates Smart to tap into a demand for the highest levels of luxury, comfort and mesmerising views. The interiors are timeless, capturing the spirit and sophistication of those grand London and New York buildings that front the city’s major public park. Ground level will feature a variety of complementary retail stores.

The apartments at ONE30 Hyde Park are more like ‘residences’, with world class fixtures, fittings and features.

Kitchens have Gaggenau appliances (gas cooktop, electric oven, rangehood, microwave, fully integrated dishwasher). Many have an integrated refrigerator and marble benchtops and splashbacks.

Most master ensuites have a lavish salon feel with a freestanding bath and marble-clad walls.

“From the moment residents walk into the grand foyer ONE30 Hyde Park they will be greeted by a concierge and start to experience what gracious living is all about,” said Ms Ballesty. “Then when they reach their apartment they will gain views that are among the best the city can offer.”
