      <title><![CDATA[The spectacular homes of Clint Ballard Team’s record year ]]></title>

Clint noted that it was &ldquo;a landmark sale and a real testament to what we do here at Ballard to have clients return.&rdquo; Bomera, a magnificent Italianate Victorian mansion encircled by 2308sqm of exquisite manicured grounds with commanding world class views across Sydney Harbour had been updated extensively since we sold it six years ago.</p>

<p>In a second repeat prestige sale for Ballard,<strong> <a href="https://ballardproperty.com.au/7529484/1-28-billyard-avenue-elizabeth-bay">1/28 Billyard Ave, Elizabeth Bay</a></strong> sold in August, a suburb apartment record. Unobstructed northerly views over Sydney Harbour create a mesmerising backdrop to this extraordinary penthouse and set the scene for an enviable harbourfront lifestyle.</p>

<p>Prestige <a href="https://ballardproperty.com.au/blogentry/42/the-art-of-selling-heritage-homes-in-sydney-s-eastern-suburbs">heritage-listed properties</a> were another common thread through the year&rsquo;s sales. <a href="https://ballardproperty.com.au/team/robbie-thorncroft">Robbie Thorncroft</a> commented that &ldquo;heritage homes are popular in the East, because people not only appreciate the historical significance of a property, they can expect features we don&rsquo;t see in contemporary builds.&rdquo;</p>

<p>This was seen to magnificent effect in Randwick, with <a href="https://ballardproperty.com.au/7508049/28-the-avenue-randwick"><strong>28 The Avenue</strong></a> sold in a suburb terrace record to local residents by Clint and Robbie. Built in 1888 as part of the historic Avonmore Terrace row, a heritage-listed row of nine three-storey Italianate homes at 26-42 The Avenue, Randwick. The terrace had been transformed by interior designers Arent &amp; Pyke and architect Tom Ferguson with a collaborative design that injected a sense of life and vitality into the striking interiors.</p>

<p>In September 2019, <a href="https://ballardproperty.com.au/7590391/86-coogee-bay-road-coogee"><strong>86 Coogee Bay Rd Coogee</strong></a> sold at auction after a popular campaign that saw unprecedented interest in the heritage-listed home. Positioned in a landmark corner position, the property sold at auction for $500K over its reserve, creating a street record for both Carrington Rd, Coogee and Coogee Bay Rd, Coogee by Robbie and co-agent <a href="https://ballardproperty.com.au/team/james-ball">James Ball</a>. Ballard Property project managed a meticulous overhaul prior to the campaign, ensuring the heritage features were beautifully highlighted.</p>

<p>After two unsuccessful campaigns with other agencies, <a href="https://ballardproperty.com.au/7682375/17-york-road-bondi-junction"><strong>17 York Rd, Bondi Junction</strong> </a>was sold off-market following excellent teamwork from <a href="https://ballardproperty.com.au/team/paul-ephron">Paul Ephron</a>, Robbie Thorncroft and <a href="https://ballardproperty.com.au/team/sam-towndrow">Sam Towndrow</a>. The sale was one of twenty-two for Paul, who also sold <a href="https://ballardproperty.com.au/7568964/27-parsley-road-vaucluse"><strong>27 Parsley Rd, Vaucluse</strong></a> with Clint after several other agencies ran unsuccessful campaigns.</p>

      <title><![CDATA[Five days of blockbuster sales for James Ball Team indicates ideal selling environment]]></title>

		<p>The sales of two Coogee family homes were the highlights of five days of blockbuster sales for James Ball and his team. Both properties had been held by their owners for over twenty-five years and contributed to $28 million worth of property sold across the Eastern Suburbs.</p>

<p>On Saturday 16th November, <a href="https://ballardproperty.com.au/7633421/82-beach-street-coogee">82 Beach St</a> sold at a dynamic on-site auction run by Damien Cooley. In front of a crowd of neighbours and interested locals, the five-bedroom house sold for $800k above reserve to a local couple for $5.1 million. The position high on the hill and the close proximity to the beach made this charming home popular throughout the campaign.</p>

<p>The night before, nearby <a href="https://ballardproperty.com.au/7706854/6-hamilton-street-coogee">6 Hamilton St</a> sold prior to auction to a Kensington family. A grand manor like home moments from the beach, with tropical gardens on a sprawling 570sqm block, Wilton had been designed for flexible family living and sold for a price above the vendor&rsquo;s expectations in the high $4 million range.</p>

<p>&ldquo;We were happy to get such great results for our vendors,&rdquo; James commented on the sales. &ldquo;I think an ideal environment is forming for home owners considering selling their properties across the East, particularly in Coogee. A lack of available stock is propping the market up which, when combined with lower interest rates, presents a genuine opportunity for premium sale prices.&rdquo;</p>

<p>Over in Kensington, <a href="https://ballardproperty.com.au/7710829/5-darling-street-kensington">5 Darling St</a> sold prior to auction for $1.975 million. An Edwardian terrace with a north facing garden, the property continues the team&rsquo;s <a href="https://ballardproperty.com.au/blogentry/41/kensington-s-growing-popularity-clear-in-james-ball-team-s-recent-sales">excellent results in Kensington throughout 2019</a>.</p>

<p>Having sold the property three years ago to its current owner, James and <a href="https://markloweteam.com.au/">Mark Lowe</a> again sold <a href="https://ballardproperty.com.au/7667616/63-moore-park-road-centennial-park">63 Moore Park Rd, Centennial Park</a> after a luxury renovation for $3.375 million. Finally, a whole block of five apartments on the water in <a href="https://ballardproperty.com.au/7729929/3-wiston-gardens-double-bay">3 Wiston Gardens Double Bay</a> was sold in one line with <a href="http://clintballardteam.com.au/">Clint Ballard</a>.</p>

      <title><![CDATA[Persistence pays off in Nelson St, Woollahra heritage sale ]]></title>
    <description><![CDATA[
		<p>When <a href="https://ballardproperty.com.au/team/sam-towndrow">Sam Towndrow</a> and <a href="https://ballardproperty.com.au/team/clint-ballard">Clint Ballard</a> listed <a href="https://ballardproperty.com.au/7069492/27-nelson-street-woollahra">Larissa, 27 Nelson St, Woollahra</a> in early spring 2018, they knew it was going to be a campaign unlike most others. The heritage-listed building was in use as a childcare centre, with the front facade facing away from the street.&nbsp; The potential was clear, however they knew it would take time to find a buyer who would understand just how special a property it was.</p>

<p>&ldquo;From the first time I saw it, I thought it was amazing and I knew it was a challenge I wanted to take on, a really different property in a blue ribbon location.&rdquo; Sam commented on the seven-bedroom, four-bathroom house, &ldquo;Clint and I were committed to delivering our vendor the result they wanted to achieve and I&rsquo;m thrilled that the property has been sold to people who really appreciate its potential.&rdquo;</p>

<p>The vendor of the building was also unusual, the Benevolent Society, who had owned it for over forty years. &ldquo;This was an extraordinary property, it just needed the right strategy to give us the time to connect it to the right buyers.&rdquo; Clint commented, saying it <a href="https://ballardproperty.com.au/blogentry/42/the-art-of-selling-heritage-homes-in-sydney-s-eastern-suburbs.">followed his experience of selling heritage homes in the East</a>. The property was built in the late 1800s in the Victorian Regency style on 950sqm, placing it on the Woollahra Local heritage register and predating the houses around it.</p>

<p>With its R3 zoning allowing for business use, a commercial buyer was another possibility, however the restriction with heritage made this a less likely outcome. Clint and Sam determined that they could suggest a DA subdividing the large property into two, which would provide a similar financial result for the vendor and be at a price point more attractive to buyers in the market.</p>

<p>However, while the DA was in process, <a href="https://ballardproperty.com.au/team/mark-lowe">Mark Lowe</a> suggested the property to a family who had just sold their own fully restored heritage home in Sydney&rsquo;s east. Once they&rsquo;d sold their own property, it seemed like a clear fit that Larissa could be of interest.</p>

<p>&ldquo;In the end, it took us a bit longer than we thought but we&rsquo;re thrilled that our strategy and innovative thinking on this one paid off,&rdquo; Sam observed about the $8.5 million sale, finalised in November 2019.</p>

<p>&ldquo;It&rsquo;s a real testament to our Ballard teamwork that Sam, Mark and I collaborated to achieve an excellent price for our client,&rdquo; Clint reflected on the sale. &ldquo;Overall, a great result.&rdquo;<br />
